Legal Services

  • Terminate a tenancy agreement for:
    a) non-payment of rent;
    b) demolition, conversion, maintenance or repairs;
    c) breach of obligations;
    d) end of term of rental period;
    e) illegal locks changed;
    f) illegal sublet or assignment;
  • Notice of rent increase
  • Notice for rent reduction or rebate
  • Notice of appeal
  • Notice of repairs for rental property
  • Notice for entitlement to yearly interest on security deposit
  • Prepare and file:
    – Court documents to Ontario Rental Housing Tribunal
    – Certificate of service to confirm that tenant -or- landlord was served with notice of trial date and with a copy of all forms filed at Ontario Rental Housing Tribunal
  • Serve tenant -or- landlord with notice of trial date
  • Prepare and attend for the trial date
  • Obtain and serve judgment to tenant -or- landlord
  • Prepare and file a Writ of Possession for eviction at Sheriff’s office
  • Schedule a date for eviction with Sheriff

Additional Landlord and Tenant Services:

  • Prepare a residential -or- commercial tenancy credit application (Budget assessment to determine the tenant’s capacity to pay rent).
  • Prepare authorization form to obtain credit information.
  • Do credit check on prospective tenants. We investigate previous:
    – Landlords, Mortgage and Loan payments, Bank accounts, Employment, Credit cards, Court actions with any previous landlords, Personal and Business references, etc.
  • Prepare and review a residential -or- commercial tenancy agreement.
  • Prepare rental unit – general condition report (Property inspection sheet should always be signed by the tenant. It will acknowledge the physical state of the rental premise).
  • Prepare promissory and responsibility agreements for payment of all utilities (Electric, oil, gas and water charges).
  • Prepare cheque guarantee forms for post dated rental cheques (This will ensure that all funds at the tenant’s bank will sufficiently clear without any problems).
